National Conveyancing Month is here, running from 1st – 31st March 2026. The annual initiative, and this year an extension of the former National Conveyancing Week, is designed to raise awareness surrounding the role of conveyancers in the property transaction process.
National Conveyancing Month organisers will be hosting a range of online events for estate agents, mortgage brokers and home movers, helping people better understand the role of property lawyers in the home-moving process. Find out more here: ‘National Conveyancing Month 2026 – Conveyancing Foundation’.
Our property team and everyone at Rose & Rose are proud to be supporting the campaign and this week, we look back at some of our property articles that covered frequently asked conveyancing questions and common concerns raised by property owners.
Buying a Property with Your Partner? Declaration of Trust vs Cohabitation Agreement.
When unmarried couples buy property together in England and Wales, two legal documents are often mentioned: a Declaration of Trust and a Cohabitation Agreement. Many assume these documents are interchangeable or that one covers everything. They don’t. Another big misconception is that if you have been living together for a long time, you will automatically be protected. You won’t. In this blog, our family law team takes you through what you need to know. Read our useful guide here on cohabitation agreements and declaration of trusts.
What Do the Latest Announcements on Ground Rent Rules Mean for Leaseholders?
The Leasehold and Freehold Reform Act 2024 (LAFRA) received royal assent at the end of May 2024. It was heralded as a key piece of legislation which aims to provide leasehold homeowners greater rights and protections over their homes. The Act follows on from the Leasehold Reform (Ground Rent) Act 2022, which put an end to ground rents for most new residential leasehold properties in England and Wales. Since 3 March 2025, changes to right to manage have also come into force, removing the requirement for leaseholders to cover their freeholder’s legal fees when making a right to manage claim. Now, changes to ground rent affecting older leasehold properties, have been confirmed by Prime Minister, Keir Starmer via a video on TikTok, where he stated that ground rents will be capped at £250 a year for leaseholders in England and Wales, changing to a peppercorn rent after 40 years. Right to Light: How Celebrity Neighbour Disputes are Shining a Light on Property Rights.
In this article, we highlighted how a ‘right to light’ property dispute in Hampstead between singer Harry Styles and his neighbours helps to focus on a rising problem affecting property owners across the UK. With a relaxation of planning laws, it is thought that London and other cities are more likely to see these types of claims increase, as developers will be keen to maximise building space by building upwards, creating a clash with neighbouring properties and their access to natural lighting.
